The Valencian Community, among the regions with the highest rise in house prices

The average price of housing in the Valencian Community has experienced a year-on-year growth of 13.4%, standing at 1,567 euros per square metre. A figure that shows the upward trend of recent times and the housing emergency, with values that make it difficult for many families to access. But, in addition, this increase is close to the national average, which has registered an increase of 13.8%, reaching €1,886/m². 

This is stated in a report by the consulting firm Gesvalt, corresponding to the third quarter of 2025, which reflects that the Valencian region is the third in Spain with the highest increase, only behind the Community of Madrid (+15.2%) and Cantabria (+14.4%).

By province, the highest increase has been recorded in Valencia, which leads the growth with a year-on-year increase of 17.8%, reaching €1,576/m². It is followed by Alicante with €1,782/m² (+14.1%), and Castellón with €1,210/m² (+12.1%).

As for the rental market, the average price in the Valencian Community stands at €12.05/m² per month, with a year-on-year increase of 9.9%. Valencia registers the highest price with €13.93/m² (+9.7%), followed by Alicante with €12.88/m² (+10%) and Castellón with €9.63/m² (+9.8%).

The general increase in prices in Spain

During the third quarter of 2025, the average price of housing has increased in all autonomous communities, thus prolonging the growth trend that has been recorded in recent years. The most pronounced increases were in the Community of Madrid (+15.2%), Cantabria (+14.4%), the Valencian Community (+13.4%), the Principality of Asturias (+13.3%), the Region of Murcia (+12.7%) and the Balearic Islands (+10.8%), all with increases of more than 10%.

In contrast, regions such as Extremadura (+1.6%), Navarre (+2.9%), Castilla-La Mancha (+3.2%), Galicia and Castilla y León (both with +4.3%) and Aragón (+4.5%) experienced more moderate growth, below 5%.

In terms of price by region, the Balearic Islands remain at the top of the regional ranking with €3,358/m², followed by the Community of Madrid (€3,103/m²), the Basque Country (€2,620/m²) and the Canary Islands (€2,028/m²), being the only communities that exceed the threshold of €2,000/m². At the opposite extreme, Extremadura (€887/m²) and Castilla-La Mancha (€962/m²) continue to be the most affordable regions, remaining below €1,000/m².

Rental market with widespread increases

The rental market maintains its upward pressure, with generalized increases in most provinces. The increases in Zamora (+19.4%), Segovia (+16.3%) and Teruel (+15.0%) stand out. The provinces with the most moderate increases are Cuenca (+0.4%), Guipúzcoa (+1.5%) and Huesca (+2.7%). On the other hand, Soria (-2.7%), Cáceres (-1.8%) and Gerona (-0.8%) registered year-on-year decreases. 

As for the provinces with the highest rents, Barcelona (€23.65/m²/month), Madrid (€21.81/m²/month) and the Balearic Islands (€19.88/m²/month) lead the national ranking. At the opposite extreme, the provinces with the most affordable rents are Jaén, with €5.99/m² per month, and Cáceres, with €6.11/m² per month.
